Term: Usually one year with extensions.

Amortization: Interest Only.

Recourse: In most cases.

Prepayment: No prepayment penalty.

Loan Fees: Starting at 3 points.

Interest Rate: Starting at 11%.

Miscellaneous: Cash out as well as second and third trust deeds.
